North Myrtle Beach is getting new development as site work is underway near a prominent Grand Strand Golf Course.

At 5225 Little River Neck Road, heavy machinery and pipes lay on the ground, preparing the plot of land for a new community that will hug the Intracoastal Waterway.

The plot of land is next to Tidewater Golf Course, one of The Sun News readers’ favorite courses in 2023.

Named Hope Pointe, the project will consist of 250 homes, according to a March 2021 proposal by national home building company NVR. The plan for Hope Pointe, unanimously approved by the North Myrtle Beach City Council at its August 2021 meeting, includes 104 single-family homes and 146 townhomes. The original plan called for 375 dwelling units, according to City of North Myrtle Beach City Council records.

Hope Pointe LLC, a Maryland-based company, owns the site.

Registered agent Michael J. Natelli could not be reached for comment before publication. Natelli is the Executive Vice President of Natelli Communities, a Maryland development company. Hope Pointe is listed as one of the company’s communities on its website.

The property received a permit from the city of North Myrtle Beach for storm drainage, water and sewer and other site work Feb. 27, 2023 —the permit expiring Dec. 27, 2023.

The property is separated into three different plots totaling 62 acres, according to Horry County Land Records. The market value of all three parcels is about $6.4 million, each having been sold multiple times since 2001, according to Horry County Land Records.
