Is there a new development coming to Grande Dunes in Myrtle Beach? Here’s what we know
Across the highway from the hospital, crews recently have been chopping down trees on empty plots of land.
But, what is it all for?
According to land records, the parcels adjacent to Highway 17 in Grande Dunes that overlook the Intracoastal Waterway are owned by GD Marina LLC.
That corporation was initially established in Delaware by Freehold Capital Management, a real estate development firm that’s headquartered in Boston, corporate filing records in South Carolina show.
A message left with Freehold Capital Management was left on Monday.
An update presented a few years ago by the company shows their large scale plans to build homes, apartments and commercial properties on both sides of Highway 17.
In the presentation, developers refer to the land across the highway from Grand Strand Medical Center as the future home for “Marina Village.” The new section of the large-scale development will be just under 76 acres, documents in the presentation said.
At this point, it remains unclear how many homes will be included in the Marina Village development, what their starting prices will be and how long construction will take.
Horry County land records for the parcels showed that no permits were required for the land to be built on.
The land was last sold in 2013, Horry County property records said. Today, the county estimates that the land’s market value is approximately $14.5 million.
Freehold Capital Management also has developments in the following cities, according to their website; Palm Beach, FL; St. Johns, FL; Clay County, FL; Pooler, GA; Goose Creek, SC; Chapel Hill, NC; Hendersonville, TN; Rutherford County, TN; Dripping Springs, TX; Liberty Hill, TX; Schertz/Cibolo, TX; Palm Springs, CA and Oakland, CA.
