Over 200 homes could be built near Conway. What to know about new development

More than 200 homes could be built in the upper-Conway-lower-Aynor area in the coming years.

The Horry County Planning Commission recommended approval for a plan to build 124 single-family homes on a 64.4 acre lot off Brown Swamp Road near U.S. 501, according to county documents. The new development would be located about eight miles from downtown Conway and eight miles from downtown Aynor.

Kingston Engineering, the builders, proposed the subdivision on behalf of Holiday Associates LLC. The development would have about two homes per acre and a pocket park. This would be part of a larger master-planned development, as another 81 homes would be built on 52 acres on the other side of Brown Swamp Road.

The application states the homes would keep rural character by building them on sizeable plots of land and having large natural buffers.

This would be the latest development along Brown Swamp Road. There is a neighborhood that was built in the mid-2010s and has houses on quarter acre lots, land records show. There is another neighborhood in the process of being built farther down on Brown Swamp Road.

The new development plan will go before the Horry County Council, which will decide ultimate approval.

The 205 potential homes would feed into the Aynor schools, which are already dealing with overcrowding. Aynor Elementary School and Aynor Middle School are over capacity for the 2025-2026 school year.
