New development could be coming to the Myrtle Beach area. Here’s what we know

A significant new residential development with 45 houses in Grande Dunes is in the final stages of getting approved.

GD Residential LLC, represented by Development Resource Group’s Cameron Parker, is seeking approval to subdivide approximately 11.72 acres of property located off Grande Dunes Boulevard on Golf Village Lane, according to city meeting documentation.

The proposal outlines plans for 45 residential parcels, with lot sizes ranging from 5,424 square feet to 11,895 square feet, within the Grande Dunes Planned Unit Development (PUD) zone.

The developer also requested the official naming of two new private drives, which will become part of the overall neighborhood’s growing street network.

Messages were left for Founders Group International, who would be the new development’s next door neighbor, and Parker.

Planning commission documents obtained via the Freedom of Information Act state that there were no letters, calls or emails from the public about this project.

These documents also show that city staff have no comments or concerns about zoning, public works, flooding or fire.

Submitted plans and maps, as shown in the Planning Commission presentation, indicate the new subdivision will connect with existing roads including Golf Village Lane, Acquasanta Way, and Grande Dunes Blvd, and will sit adjacent to several other recently developed and planned residential areas.

The development layout includes a mix of lot shapes, according to a copy of the plan.

In addition to the detailed parcel breakdown, the city’s documents confirm that the new subdivision will adhere to the requirements of the Grande Dunes PUD, with minimum and maximum lot sizes, setback lines and drainage easements clearly marked in the preliminary survey.

Since the plans follow these requirements, there are no additional notes from city planners in the document. City staff recommended approval of this plan to commissioners, a planning commission document shows.

The Golf Village Lane subdivision proposal builds upon a pattern of residential growth and street network expansion in the Grande Dunes area over the past several years.

This plan is nothing new, with the current planning documents referencing an already approved 2023 plan. The reason the plan needed to be resubmitted was because the approved subdivision plat expired after it wasn’t recorded within a 12-month time frame.

Slides from the last planning commission meeting reference the old 2023 approval for a larger development phase, which included the creation of 98 lots and the naming of 12 new streets.
