You’ll need to be a millionaire to live in the most expensive parts of South Carolina, a new report shows.
RealtyHop recently released its fifth annual Most Expensive Zip Codes report, which analyzed zip codes nationwide. The report lists the top three most expensive zip codes in each state.
The report found that the priciest zip codes in the U.S. are coastal, wealthy enclaves or luxury vacation destinations where homes can cost more than $4 million. The median price for the most expensive ZIP code in each state is $1.55 million, the report shows. Mississippi was found to be the most affordable state, with median-priced homes in Madison (39110) selling for $465,000.
To compile the report, RealtyHop examined median listing prices for all types of homes in all ZIP codes in the U.S. between Jan. 1, 2024 and Oct. 15, 2024. Listings with invalid or single-building ZIP codes were omitted from the study. RealtyHop then ranked the three most expensive ZIP codes in each state.

- 29482 (Sullivans Island): $3,300,000
- 29451 (Isle of Palms): $1,880,000
- 29401 (Charleston): $1,792,000
Sullivan’s Island
Sullivan’s Island is a 2.5 mile-long barrier island with a charming little beach town that is about 10 miles from downtown Charleston. The island has a strict preservation plan and so doesn’t have the usual accommodations that visitors would expect, like major hotels and motels. Instead, only vacation rental homes are available.
The island does feature a strong restaurant scene, with plenty of options for fine dining and family eating.
Sullivan’s Island also has a good bit of history. The island was settled in the late 17th Century by Capt. Florence O’Sullivan and was later the site of a major Revolutionary War battle.
Isle of Palms
With its 6 miles of white, sandy beaches, Isle of Palms is a place of beautiful serenity for visitors and residents. Isle of Palms is home to nationally recognized golf courses and other resort amenities.
The island, originally named Hunting Island and then Long Island, was first inhabited by the indigenous Seewee Indians. During the Civil War, the island was a point of departure of the CSS Hunley, the first submarine to sink an enemy vessel.
The island was purchased by J.S. Lawrence in 1899, who renamed it Isle of Palms. By 1906, a 50-room resort hotel was built to provide the first permanent accommodations on the island.
Charleston
The unique Southern city of Charleston is filled to the brim with entertainment and great restaurants, but also features plenty of history, including preserved architecture and cobblestone streets. There are also a few beaches nearby for residents to enjoy.
Charleston was also ranked 13th best place to live for 2025-2026 by U.S. News & World Report.
ZIP code report key findings
- The three most expensive zip codes in the country (including 33109 Miami-Dade, Florida, and 11962 Suffolk County, New York) reside along the coasts and sit on or near beaches. Overall, many zip codes boast waterfront properties for buyers.
- For the fifth year in a row, 94027 in Atherton, California, is the most expensive zip code in America, with a median price of $7,750,000.
- The median list price from the most expensive zip code in each state is $1,550,000.
- The median list price of all the reported 153 zip codes nationwide is $1,275,000.
