So how much property does the City of North Myrtle Beach really own?
Cities can own property.
In the case of North Myrtle Beach, it owns well over 200 properties. Here are some answers to know about the city’s real estate portfolio, that lead city spokesperson, Lauren Jessie, shared with The Sun News.
How many properties does North Myrtle Beach own?
Jessie said that the city owns 301 properties.
They have various locations, with some in the Town of Crescent Beach, Town of Cherry Grove, Town of Windy Hill Beach and, of course, the City of North Myrtle Beach.
County GIS lists Mike Mahaney. How does that work?
According to Horry County’s GIS system, approximately 82 city properties are also listed under C/O of Mike Mahaney.
Jessie said nothing is going to happen to those properties now that Mahaney is no longer city manager.
“The deed does not mention Mike Mahaney; this appears to be a strategy that the County Land Records or GIS department adopted, but it has zero effect on the ownership,” she said. “We would caution using GIS without verifying accuracy, such as double-checking deeds.”
Does the City own property in Heritage Shores?
The city owns a fair amount of property in Heritage Shores and Cherry Grove Beach.
Jessie said that for the most part, these properties are can’t be developed. Some exceptions may include parking or part of the Heritage Shores Nature Preserve or the Russell Burgess Coastal Preserve.
Many of the city-owned properties in those areas have deed restrictions that prevent development, according to Jessie.
These properties serve to contribute to the city’s CRS rating, which is a system used by the Federal Emergency Management Agency, or FEMA, to help with lower cost flood insurance rates.
Future development plans for city-owned properties?
The following North Myrtle Beach-owned properties have plans for future development and construction, according to Jessie.
- Fire Station 7
- Fire Station 6
- Park & Sports Complex Expansion
- Acquisition of 6th Ave S Office Building for Staff
- Development of Public Parking Lots at the former Pelican & Atlantic Breeze
