New surf resort planned for Broadway at the Beach. Here are the details

A new resort featuring a large surf lagoon is being planned for Broadway at the Beach in Myrtle Beach, according to a press release from developers involved in the project.

The currently unnamed resort is set to be built on a 28-acre tract at the corner of Highway 17 and 21st Avenue North, the release states. This is the former site of the Palace Theater, which closed and was demolished in 2017.

Along with the surf lagoon as its centerpiece, the resort will include a hotel, surf cabins, a lazy river, swimming pools and a mix of food/beverage options.

The resort will aim to secure global brand partnerships and host programming, including after-school youth surf camps and corporate retreats, the release states.

Myrtle Beach Mayor Brenda Bethune described the project in the release as a “pivotal moment” for the city.

“We’re delighted to welcome nationally recognized partners to deliver this city-defining project,” she said in the release. “Surf parks are still an emerging concept, and to see a resort of this caliber proposed for Broadway at the Beach speaks volumes about the strength and potential of our market.”

Highgate, one of the partners on the project, will operate the hotel, according to the release. The other partners include Twin Point Capital, an investment and advisory firm, and South Street Partners, a private equity real estate investment firm with headquarters in Charlotte and Charleston.

The partners have committed to funding the project, though the release notes progress on the development remains subject to securing debt financing terms along with necessary permits and construction alignment.

Broadway at the Beach owner Burroughs and Chapin had previously announced last year that it was partnering with Surfworks to open a surf park in 2027 in this same location, but this appears to be a different, yet similar project.

A spokesperson for Burroughs and Chapin did not immediately respond to questions about what happened to the previous plans.

Myrtle Beach has been trying to secure a surf park to anchor the city’s sports and entertainment district for years. Developers initially planned a $70 million park slated to open in 2026 on a 22-acre parcel along 21st Avenue North owned by the City of Myrtle Beach, The Sun News previously reported.

But funding issues and land quality concerns caused several delays, leading developers to look elsewhere, The Sun News previously reported.
