These HOAs in the Myrtle Beach area have the most complaints, SC records show

Horry County once again led South Carolina in complaints against homeowners associations, or HOAs, in 2024.

With 117 complaints, Horry County made up 27% of the complaints submitted to the South Carolina Department of Consumer Affairs last year.

HOAs are a controversial topic among property owners and renters alike. Although they increase property values and sometimes include neighborhood amenities, HOAs also require fees and impose limitations on how residents present their homes.

Myrtle Beach residents filed 59 complaints last year, more than half the Horry County total. Conway followed with 16 complaints, then 13 for Little River, eight in Longs, eight in Surfside Beach, seven in North Myrtle Beach, five in Murrells Inlet and one in Galivants Ferry.

HOAs with the most complaints

Myrtle Beach Resort HOA had the most complaints in Horry County, with four filed last year. Residents submitted three complaints for both Forestbrook Condo Owners Association Inc. and Jessica Lakes East HOA.

Nine HOAs in Horry County received two complaints last year:

  • Broadway Station HOA

  • Myrtle Beach Golf & Yacht Club HOA

  • North Myrtle Beach Golf and Tennis HOA

  • Palm Cove HOA

  • Parkview - MB HOA Inc.

  • Riverwalk Townhomes HOA

  • Wave Rider Resort HOA.

Each of the other 89 HOAs in the county reported to the Department of Consumer Affairs in 2024 only received one complaint.

HOA management companies with the most complaints

In Horry county, the overwhelming majority of complaints — 102 of the 117 total — were filed against HOAs with management companies. That leaves less than 13% of complaints against HOAs not managed by companies.

Most of the property management companies on the Department of Consumer Affairs 2024 list had multiple complaints.

As in 2023, Waccamaw Management was the property management company with the most complaints last year.

In addition to the most-complained-about property management companies, two received three complaints, nine of the companies had two complaints and four of the property management companies had a single complaint.
