A Myrtle Beach area hotel near the ocean could sell to new owners soon.

Aventura On The Ocean, located at 2711 South Ocean Blvd., near Myrtle Beach International Airport, went on the market in December 2024. According to Zillow, the asking price is $4.39 million.

Built in 1969, the hotel has 41 units. Chance Leith, the Realtor representing the property, told The Sun News that the Aventura On The Ocean received a renovation recently. Leith said he didn’t know how much the renovation cost but said “it was hundreds of thousands of dollars.”

Leith added that he received verbal offers for the property, but nothing has been quite acceptable yet. While he didn’t say why the owners were selling it, he added that a recent zoning change by the City of Myrtle Beach may have influenced their decision to put the Aventura on the market.

In December 2024, the City of Myrtle Beach permanently banned converting hotels and motels close to the ocean into long-term dwellings for more than 90 days. In April 2024, the city put a nine-month moratorium on these conversions east of Kings Highway. A city-commissioned study later claimed the conversions cost it and the county millions in tax revenue.

Leith said losing the ability to rent some rooms month-to-month for long-term use probably played a role in the hotel going up for sale on Zillow.

“I mean, a few years ago, you could kind of get away with long-term renting certain units in that zoning code. But now, not so much,” Leith added. “My clients just really aren’t in the hospitality business. They’re more long-term investors, so it’d be somebody else’s opportunity.”

This isn’t the first time the hotel has gone up for sale in the last five years. Horry County Land Records show that the property sold in 2022 for $4.65 million.
