Is a new development planned? Why trees were cut down near Carolina Forest golf course

There’s a familiar sight for Myrtle Beach area residents if they choose to drive down River Oaks Drive in Carolina Forest.

In keeping with the area’s reputation, drivers will see the World Tour Golf Links and River Oaks Golf Club as they drive along. However, the equally recognizable scene of a land tract formerly covered with trees and foliage leveled into a dirt field with an occasional pile of now-dead trees is also present.

A large tract of land across the street from the World Tour Golf Links and next to The Fairways condominium complex at 1234 River Oaks Drive could be the next plot scheduled for development. Horry County Land Records shows that workers removed trees from a 37.6-acre plot. According to major subdivision and roadway permits issued for the property in 2024, a new community called ‘North Cove (fka The Reserve @ River Oaks)‘will be built on the property.

The owner of the permit related to the North Cove project, Chris Manning, could not be reached for comment before publication.

Horry County Records also shows the property owner is Domain Timberlake Multistate LLC. LLC. The South Carolina Secretary of State’s website indicates that the registered agent is a firm named Corporation Service Company, which acts as an LLC agent.

However, Horry County Land Records also shows the national home-building firm Mungo Homes bought the large tract for $9.5 million in February 2024 before transferring the plot of land to Domain Timberlake Multistate LLC. Mungo Homes has a Myrtle Beach office and others throughout the Carolinas, Georgia and Virginia. Mungo Homes’ Myrtle Beach office did not return a request for comment.

The land clearing is part of a larger project scheduled for the area. In February 2024, The Sun News reported that Manning had bought the River Oaks golf course and planned to build 220 family lots on the property. The Sun News also reported that Manning had partnered with Mungo Homes.

Indeed, Horry County Land Records show Domain Timberlake Multistate LLC and another company named after Manning owns the still-open golf course.
