New restaurants and retail shopping could open along Highway 90 near Conway. What to know

Close to 50 acres of land near Conway could become a retail shopping and restaurant location.

Located at 5027 Highway 90 between Bear Bluff Road and Thomas Road, the 48.99-acre property sold for $2.3 million Oct. 23, 2024, according to the tract’s Zillow listing. The listing includes a rendering for a new retail complex.

The plan included 10 buildings and out parcels, a 60,000 square foot retail strip center, a 140,000 square foot retail center with offices or apartments above, two restaurants and additional shopping spaces.

Zillow lists Berkshire Hathaway Home Services Managing Broker, Managing Partner, Owner and Designated Broker Marvin Heyd as associated with the purchase, but he did not return a request for comment. Horry County Land Records show the proposed development resides with a larger, nearly 61-acre parcel.

Horry County Land Records also shows the Conway-based firm Centralized Holdings LLC owns the property and has several residential and demolition permits issued for the property Nov. 12, 2024.

According to the South Carolina Secretary of State’s website, James A. Bruorton, IV, is the registered agent for the property. An equity member of the law firm Rosen Hagood specializing in construction and commercial business law, Bruorton did not return a request for comment before publication.
