Land cleared in North Myrtle Beach has residents wondering what new development could open in their part of the Grand Strand.

Trees were cut down on a plot of land next to 7 Brew Coffee’s drive-thru stop at 961 Highway 17 North, and construction crews and backhoes began site work on the property. According to three construction workers The Sun News spoke to June 17, 2024, the property will become a Murphy USA gas station.

Murphy USA did not return a request for comment before publication. It’s unknown when the gas station will open, but the landowners also played a role in the property on which the 7 Brew Coffee destination opened.

According to Horry County Land Records, 3J7B Real Estate LLC owns the recently cleared land. A Charleston-based firm whose registered agent is Capital Corporate Services Inc., 3J7B Real Estate LLC previously owned the parcel that 7 Brew Coffee now resides on, according to South Carolina Business Entities Online.

According to Horry County Land Records, 3J7B Real Estate LLC sold the 7 Brew Coffee tract in May 2023 for about $2.8 million. The company was previously involved in similar business across the state.

In 2022, 3J7B Real Estate LLC purchased a one-acre property for $1.9 million in Columbia, with plans to build a 7 Brew Coffee and medical office on the site, according to the Columbia Regional Business Report.
