Despite rising mortgage rates and a winnowing stock of inventory, Horry County’s newest million-dollar home drew interest from more than 500 people just hours after hitting the market.

The 4-bedroom, 3-bathroom house perched on a waterfront lot at 1107 Fiddlehead Way in Carolina Forest is for sale at $1.25 million and features a fire pit, custom hardwood beams forged from trees along the Cape Fear River and full outdoor kitchen.

“As you step inside, you’ll be greeted by a stunning custom steel front door, setting the tone for what awaits,” the listing says.

The 3,475-square-foot home, finished last year in the Waterbridge development, demonstrates how in demand residential properties are inside Carolina Forest.

Since 2013, single family properties in the area have seen their median price go from roughly $175,000 to $450,000 as of July — a 157% increase.

Comparatively, homes across the rest of Horry and Georgetown counties have seen average prices jump from $125,000 to $350,0000 over the last decade, marking a 160% uptick, according to Coastal Carolina Association of Realtors data.

New Carolina Forest home buyers could soon find themselves wielding significant clout over the future of Horry County’s largest planned community as members explore the idea of incorporating.

The development is already the size of a large South Carolina city with a population of more than 23,000. But it sits entirely within Horry County, preventing local governance on issues from zoning to public safety and traffic control.
