Here are 4 big real estate listings — including a Myrtle Beach high-rise resort for sale
More than 40 commerical properties across Horry County are on the market for at least seven figures — anchored by a $55 million asking price for the towering Sea Mist resort in Myrtle Beach.
The flurry of activity comes as South Carolina’s fast growing area continues to see explosive growth. Last year, countywide construction value topped out at $1.2 billion — nearly doubling 2020 numbers.
And commercial permits handed out by county leaders jumped 17% year-over-year, form 234 last year to 273 currently.
Here’s a look at five of the priciest offerings as listed on LoopNet, a leading online commercial real estate marketplace.
1. The Sea Mist Resort can be yours for $55 million
Climbing into the sky along 13th Avenue in downtown Myrtle Beach, the iconic Sea Mist Resort’s entire portfolio including 539 apartments, a four-level parking garage, 16 acres of ocean front and a conference center is up for sale at $55 million.
The property has been listed since Jan. 17 through Realty ONE Group Dockside, which says $5.5 million worth of renovations have been completed in the last 12 months.
Over the summer, the Sea Mist went viral after a user posted her experience with a mold-infested room to TikTok, pulling in more than seven million views.
Hotel officials later said the room wasn’t meant to be in rotation for guest use, and its patrons were upgraded to a Jacuzzi suite.
2. Vacant lots in Conway and North Myrtle Beach are priced at a total of $32 million
A 1,667-acre site with frontage on U.S. Highway 701 across from the Waccamaw National Wildlife Refuge dubbed the Conway-Warden Station tract saw its price jump from $9.9 million in October 2019 to its current $20 million price tag last December.
With 2,300 feet along the U.S. Highway 701 corridor, the property is being marketed as an investment and development opportunity — highlighting the continued growth around the area as its strongest selling point.
Meanwhile, nearly 45 acres at the intersection of U.S. Highway 90 and Robert Edge Parkway is for sale at $12 million.
The land is part of a larger planned development, with pad sites available for restaurant, retail and lodging.
3. A Myrtle Beach apartment complex is seeking new owners
The 42-unit BridgeCreek Townhomes site at 300 Shalom Drive is listed at just under $7 million — or $166,643 per apartment.
According to its pro forma, BridgeCreek pulls in $640,200 in annual rent over expenses of $193,085, leaving a profit margin of more than $440,000.
4. An empty Atlantic Beach lot carries a nearly $7 million cost
Seven parcels totaling just more than an acre along South Ocean Boulevard in Atlantic Beach are being marketed as a lucrative investment opportunity only because of its waterfront views but due to the explosive growth in and around the Myrtle Beach area.
“The supply of developable oceanfront land in the Myrtle Beach MSA is very limited and there have been only a few recent major developments. The site is the largest available oceanfront property in the Myrtle Beach\ North Myrtle Beach MSA and is ideally positioned to be the newest and most exclusive development in the submarket,” Fisher Auction Company says in marketing materials.
