RS Parker Homes of Myrtle Beach is getting out of the homebuilding business
Myrtle Beach-based RS Parker is making the leap from homebuilder to developer of residential neighborhoods and will sell off its undeveloped inventory not already under contract beginning in early 2018, the company announced Monday in a statement.
The family-owned building company constructs homes across the Carolinas, including a dozen developments in the Grand Strand area.
The company will finish construction of homes already under contract and maintain those warranties, Ronnie Parker Jr., said in a statement. More than 90 of those homes are in the Myrtle Beach area.
As of Dec. 15, RS Parker will no longer accept pre-sale contracts for new homes.
Meanwhile, H&H Homes will purchase RS Parker undeveloped lots in the neighborhoods of Clear Pond, Brookberry at the Farm and The Lakes at Plantation Pines, according to Debbie Elliott of Talk Inc., spokeswoman for RS Parker.
Caviness & Cates will purchase the remaining RS Parker lots in Arbor Glen, Hillsborough, North Village and The Lakes, Elliott said.
Both H&H Homes and Caviness & Cates will purchase lots in Indigo Bay. The two homebuilders are headquartered in Fayetteville, North Carolina.
RS Parker Homes has built homes in approximately 25 different neighborhoods along the Grand Strand over the last 13 years, Elliott said.
“The transition from builder to developer will be a seamless one for all of our existing new home clients,” Parker said. “We will complete construction on existing and contracted new homes and maintain warranties for each, just as we’ve done for the past 15 years.
“And residents within our existing neighborhoods can all rest assured that the balance of new homes in these neighborhoods will all be built to the same high standards as they’ve come to expect from RS Parker, because we have partnered with the two of the best builders in the Carolinas in H&H Homes and Caviness & Cates.”
The decision to restructure the company will allow them to focus all of their efforts on identifying and developing unique parcels of properties to create new neighborhoods, Parker said.
RS Parker has built more than 1,200 homes in Myrtle Beach and more than 400 in the Triad area — Winston Salem, Greensboro and High Point area of North Carolina since 2002, the company said in the statement.
“This partnership with H&H and Caviness & Cates is for the long-term,” Parker said. “RS Parker is not going away — we’re just shifting our focus. We have numerous development opportunities either underway or on the horizon and we look forward to continuing to work with these two builders for many, many years to come.”
RS Parker has 50 employees who will be affected by the restructuring. Elliott said that most are expected to be hired by the new building companies, and that transition will begin this week.
RS Parker will retain its warranty personnel in Myrtle Beach and the Triad for its new homes. Subcontractors and vendors will also transition to H&H Homes and Caviness & Cates, and several already have existing working relationships with both firms, Parker said.
H&H Homes is already building nine Myrtle Beach communities, and under the new partnership, that will expand to include an additional four communities, said Ralph Huff, H&H Homes founder.
“In addition, this opportunity supports our goal to expand our footprint in the Myrtle Beach market and to become one of the largest builders in the Grand Strand,” Huff said.
