A Pawleys Island family recently put down $2.45 million to buy the historic Pawleys House, only the third of eight island homes with a historical marker to have sold in the last 20 years.
Realtor Nancy Siau of The Lachicotte Co. didn’t want to give out any information about the family other than to say that they bought the 3,365-square-foot oceanfront property as a second home. They live inland, Siau said, and will use the island home as a getaway.
According to Georgetown County property records, the house was purchased on Sept. 30 by 442 Myrtle Avenue LLC. The records say the owner’s mailing address is 73 Caretaker Lane, which is a single-family home on the marsh side of Pawleys Island.
Corporation records at the S.C. Secretary of State’s office list Myrtle Beach lawyer Thomas Moran of Nelson Mullins Riley & Scarborough as the LLC’s registered agent. Moran could not be reached for comment Friday afternoon.
Georgetown County collected $24,939.61 in property taxes in each of the last three years. In 2009, the property tax amounted to $27,718.33.
The house was believed to have been built in the late 18th or early 19th century, although it does not appear in Georgetown County property records until 1860. It was either the first, or one of the first summer residences on Pawleys Island.
The sellers, whom Siau represented, were asking $2.89 million, and Siau said she was surprised that 12 to 18 pre-qualified buyers looked at the house. The prospective buyers were about half locals and half out-of-towners, and most of the real estate companies on the island had at least one potential buyer tour the house, Siau said.
Some of those who considered buying it had seen the house when it was on a tour of homes several years ago.
The house had international exposure through Christie’s International Real Estate while it was for sale.
Siau said the sale, which took 77 days from listing to contract, provided a needed shot in the arm for Pawleys luxury real estate sales.
“It’s been a tough market for us,” she said.
She said that she has a couple of clients from the Pawleys House listing who she’s still working with.
