A new eight-unit live-work building called Ocean 7 is quickly taking shape on Ocean Boulevard in Myrtle Beach.

The property, which is being built by Ocean 7 Developers, should be completed within the next two to three months. The top two floors of each unit will be townhomes, with retail space at street level.

Jason Merritt, of By the Beach Properties, who is the property manager and also is helping sell the units, said a pizza restaurant and a frozen yogurt and coffee shop have already signed. Negotiations are under way for a small convenience or grocery store and possibly a liquor store as well.

The units each have between 1,500 and 1,800 square feet of commercial space about 2,000 square feet of living space. The remaining units available - five out of the eight are already under contract - have a price tag of $649,000.

Most of the buyers are investors and plan to put the properties into a rental program, Merritt said.

He said the live-work concept will cater to vacationers, and the relatively small size of the businesses will enable them to generate revenue in the summer.

The developer has another piece of land about half a block away, and once Ocean 7 is completed, the developer plans to build another five or six-unit live-work building.
